How do you start buying a home in 2025?

Here’s a step-by-step guide I use with every client — whether you’re a Dutch buyer or an expat looking to purchase in Amsterdam, Amstelveen, Aalsmeer, Diemen, or Uithoorn.


1. Know your numbers

Before we visit any homes, you need to understand your financial position.

That means knowing what you can borrow, what you want to spend, and where your comfort zone is. I can connect you with a trusted mortgage advisor or bank that suits your needs and personality. Getting this right is your first and most important step.


2. Start the search

Once your financial situation is clear, I begin actively searching and pre-screening properties that match your criteria. We’ll view homes together, and I will always offer you honest, data-driven feedback on market value — no sugarcoating, no pressure.

Keep in mind: that thousands of people are searching for the same “hidden gem.” In most price ranges, that perfect deal simply doesn’t exist.

Instead, the smart strategy is to focus on real opportunities, stay flexible, and work with a certified buying agent who can negotiate strongly and move quickly on your behalf.


3. Place a bid

Once we’ve found a home you love, we submit a bid. A bid is just a formal expression of interest — if it’s accepted, we have a gentleman’s agreement. But legally, nothing is final yet, so time is critical.


4. Sign the purchase agreement

In Amsterdam, we use a standard Koopovereenkomst Ring Amsterdam (Amsterdam Model Contract). This agreement is signed at the notary’s office.

I’ll walk you through each clause in the contract so you feel confident and informed before signing.


5. Finalize your mortgage

After the agreement is signed, your mortgage advisor will finalise your loan application based on the terms we’ve negotiated. You’ll gather the necessary documentation and approvals to prepare for transfer.


6. Final inspection and key handover

Before receiving the keys, we’ll revisit the home to make sure everything is in the agreed condition. Then, we return to the notary for final transfer.


7. Final signatures

At the notary’s office, you’ll sign two documents:

  • The delivery deed, which legally transfers ownership of the home

  • The mortgage deed, which formalises your agreement with the bank

After signing, the keys are handed over — and the home is officially yours.


And after that?

Formally, my role ends. But I’m still here.
