What should I do before starting my house hunt in Amsterdam?
Preparation is one of the most important parts of buying a home. Before you start viewing properties, speak with a mortgage advisor to understand what you can realistically afford. Remember that you’ll also need your own funds to cover the additional buying costs.
It’s also important to think about your priorities. Which neighbourhoods appeal to you? How many bedrooms do you need? Which requirements are essential, and where are you willing to compromise?

Start with your finances, not with Funda. Buyers who understand their budget and expectations make better decisions and often find a home much sooner.
Do I need my own funds to buy a home in Amsterdam?
Yes. In the Netherlands, you can generally borrow up to 100% of the property’s appraised market value. The additional costs, such as transfer tax (if applicable), notary fees, valuation costs and buying agent fees, are usually paid from your own funds.
If you buy a property above its appraised value, you’ll normally need to pay that difference yourself as well.

Don’t just ask how much you can borrow. Ask how much you can actually spend.
What does a buying agent actually do?
A buying agent represents your interests throughout the entire purchasing process. From selecting suitable properties and attending viewings to assessing documentation, negotiating the purchase price and guiding you through to the transfer, a good buying agent helps you make informed decisions.

How much does a buying agent cost in Amsterdam?
Buying agent fees vary. Some agents charge a fixed fee, while others work with a percentage of the purchase price.
