How much should I overbid?

There is no fixed percentage or amount that guarantees success. Every property is different, and the right offer depends on factors such as the location, condition of the property, asking price, recent comparable sales and the level of interest from other buyers.

One of the biggest misconceptions is that buyers should always overbid. In reality, some homes sell above the asking price, some sell at the asking price and others sell below it. The asking price is a marketing strategy, not necessarily the property’s market value.

Rather than focusing on how much to overbid, focus on what the property is realistically worth and what it is worth to you. A well-informed offer is far more important than simply offering the highest amount.

Don’t ask how much you should overbid. Ask what the property is actually worth.

Is the asking price realistic?

The asking price is determined by the seller and their estate agent. Sometimes it reflects the property’s market value, but it can also be deliberately set lower to attract more interest or higher to test the market.

This is why buyers should never assume the asking price represents the property’s true value. A realistic offer is based on recent comparable sales, the property’s condition, its location and the current market. These factors provide a much better indication of value than the asking price alone.

Understanding local market conditions can help you decide whether a property is realistically priced or whether a different bidding strategy is more appropriate.

How do I place an offer?

An offer is much more than simply stating the price you are willing to pay. It also includes the conditions under which you are prepared to buy the property. These may include a financing condition, a building inspection, your preferred transfer date and any agreements about fixtures and fittings.

A complete offer provides the seller with a clear picture of your proposal. In some cases, a slightly lower offer with fewer uncertainties can be more attractive than a higher offer with many conditions attached.

Every property and every seller is different, so your offer should always be tailored to the specific situation.

Can I bid on multiple homes at the same time?

Yes. In the Netherlands, you are allowed to make offers on multiple properties at the same time, provided you have not yet signed a legally binding purchase agreement.

Although this is legally allowed, we generally would not advise making offers on multiple properties at the same time. If more than one seller accepts your offer, you may find yourself in an uncomfortable position. A focused and well-prepared offer is usually the better strategy.

For most buyers, focusing on one property at a time leads to better decisions and a more straightforward buying process.

Making multiple offers is allowed, but only if you’re genuinely prepared to buy one of the properties.

Can I make an offer before the deadline?

Yes. Unless the seller has specifically announced a bidding deadline, you can usually submit an offer at any time.

However, submitting an offer early does not necessarily mean it will be accepted immediately. Sellers often wait until all scheduled viewings have taken place before reviewing the offers they have received.

If a closing date has been announced, make sure your offer reaches the selling agent before the deadline expires.

Can a seller accept a lower offer?

Yes. In the Netherlands, the seller is free to decide which buyer they wish to sell to. The highest offer does not automatically win.

For example, a seller may choose a lower offer if the buyer has already arranged financing, includes fewer conditions, can complete the purchase quickly or offers a transfer date that better matches the seller’s plans.

The overall certainty of the transaction is often just as important as the purchase price.

What is a financing condition?

A financing condition protects you if you are unable to obtain the mortgage needed to complete the purchase. If your mortgage application is rejected within the agreed period and you meet the conditions set out in the purchase agreement, you can usually cancel the purchase without paying the contractual penalty.

Whether you should include a financing condition depends on your financial situation and the certainty of your mortgage approval. While removing this condition may strengthen your offer, it also increases your financial risk considerably.

Always understand the consequences before deciding to waive this important protection.
